My story
I’m a host, just like you.
I had a disastrous experience with Booking. As an IT project manager, I decided to stop depending on the platforms and build my own holiday rental website.
It’s live: Le Chalet le Rond de Pin, in Villard-de-Lans in the French Alps, bookable direct with online payment. I’m still fine-tuning it, stay after stay.
Today, I’m offering to take care of yours, in your own name. You stay in charge of almost everything.

Why this price? Some features can’t yet be changed from the admin area, and you get an early-client rate: Air Estate Studio is just starting out and isn’t well known yet.
A custom holiday rental website costs €3,890, or €1,990 with the launch offer (contract signed on or before 13 January 2027), then €290 per year for management. That is affordable compared with commissions: on €10,000 of bookings a year, a 17% commission comes to €1,700.
What does “made to measure” mean?
A website designed for your property and in your own name: your photos, your texts, your seasonal rates, your terms and your calendar. Not a template shared with other listings.
Which types of rental is it for?
Gîtes, chalets, apartments, holiday homes and villas, B&Bs: any property let by the night or by the week, whether you have one or several.
Do I keep my Airbnb and Booking listings?
Yes. Your website comes on top of them: calendars stay in sync, and you gradually steer your guests, especially returning ones, towards booking direct.
How can my guests pay 10% less while I earn 7% more?
Under its new rules, Airbnb takes 17% of the listed price, and Booking between 15 and 18% depending on your options. When guests book direct, that 17% no longer goes to the platform: it is split into 7% more for you and 10% less for your guest.
Is the website really in my name?
Yes. The domain name and the payment account are opened in your name; payments go straight to your bank account. You stay in charge of your prices, dates and terms.
Why is the launch offer cheaper?
For two reasons. Some features can’t yet be changed from the admin area: I set them up for you in the website from the start. And you get an early-client rate: Air Estate Studio is just starting out and isn’t well known yet.
How does payment work?
A 20% deposit when the contract is signed, 50% when the test site is online (after one week), and the remaining 30% on delivery, together with one year of website management paid in advance.
What does annual management include?
Hosting security, a weekly backup, updates, search monitoring and my day-to-day support. It is paid one year in advance.
